The sale in execution is conducted in accordance with the Consumer Protection Act 68 of 2008 in pursuant of an Order granted against the Execution Debtor for money owing to the Execution Creditor.

The Sheriff and the purchaser note that the amounts given are an estimate only. Neither the Sheriff nor the Execution Creditor warrants the accuracy of this estimate.

PROPERTY DESCRIPTION:
THE PROPERTY HAS BEEN IMPROVED BY THE ERECTION OF A SEMI-DETACHED HOUSE WITH PLASTERED WALLS UNDER A TILED ROOF INSIDE A COMPLEX. THE FRONT DOOR OF THE DWELLING IS OUTSIDE THE COMPLEX WITH THE REST OF THE DWELLING INSIDE THE COMPLEX. IT HAS ITS OWN ENTRANCE AND DRIVEWAY AND IS NOT ACCESS CONTROLLED.

REGISTRATION FEE: R5000 – CASH/EFT/CHEQUE
CASH: Will be returned to you immediately after auction – please provide your ID and Bidder Number when collecting your deposit.
EFT: Will be refunded to you same or next day. Please make sure to provide your bank account details and to provide proof of payment.
CHEQUE: Please DO NOT deposit the cheque. The cheque can be handed to us at the auction, and then we can hand it back to you after the auction. DO NOT DEPOSIT!!

SHERIFF’S COMMISSION & DEPOSIT:
The purchaser shall pay to the Sheriff a deposit of 10% of the purchase price in cash, by bank guaranteed cheque or by way of an electronic funds transfer on the day of the sale.
The purchaser shall immediately pay the sheriff’s commission calculated as follows:
(i) 6% on the first R100 000.00 and
(ii) 3.5% on R100 001.00 to R400 000.00 and
(iii) 1.5% on the balance of the proceeds of the sale,
Subject to a maximum commission of R40 000.00, plus VAT, in total and a minimum of R3 000.00, plus VAT.

IMPORTANT: Please note that you have to be registered (FICA) to bid at the auction. Your proof of residence may not be older than 3 months. Please note that you have to from now on re-register for every auction, which means at every auction you will have a new buyer number. To make the process a bit easier you can forward your ID and PROOF OF RESIDENCE to me now or you can provide me with copies of same at the auction too.
